When is the best time to put my house on the market?

We hear this question all the time. Most sellers think the best time to sell is when their lawns are green, trees in foliage and flowers blooming. The reality is, however, that if you wait until you need to mow your lawn, you have likely missed the most active time of year!

Halifax home sales are typically most robust between the months of March to early July after which they decline a bit until mid-September, picking up again until mid-November when they slow down for the quiet winter months. This means, hitting the market first out of the gate early in the spring or fall is typically the best time to take advantage of motivated buyers.

Other market conditions that affect the best time to sell your home is supply and demand. Listing your home when there is a lull in relevant comparable homes for sale is always a great strategy. Countless times we observe low inventory in a particular area or condo building and achieve a very successful sale for our sellers by knowing when to hit the market. Often with this strategy, we are able to achieve top price points as a result!

Of course, there are other factors that affect the best time to sell: the health of our economy, interest rates, elections and regulatory changes, consumer confidence, and even unseasonal weather patterns!
